Bulk real estate investing - what is it?

The purchasing of bulk real estate became more and more renowned as banks are finding it easier to unload a large sum of properties to ONE investor rather than selling 100 properties to 100 investors.  Banks are willing to negotiate to a lower discount to individual investors or companies that have the liquidity of funds to buy $10 Million or more of properties in one fell swoop.

Are banks taking on a ‘Costco’ type of business model now?  And if so - what the heck does that mean?  Only the big players now can make a profit on real estate?

Here is what some folks are doing to take advantage of this unprecedented financial turmoil - individuals are brokering the deal to make say 1 percent to 3 percent on a $10 Million transaction, some are ‘consultants’ doing due diligence for buyers…and others are raising funds to be the buyer.  So interesting times ahead and the one skill that will bring profits to your real estate business is the ability to find buyers and market your property online to attract those foreign buyers.
